By completing a booking with –1 Studios, you agree to the following terms and conditions in full. These apply to all sessions, guests, and any third parties you bring into the space.
These terms exist to protect the studio, the building, and everyone who uses them. Failure to comply may result in financial penalties, immediate termination of your session, and/or a permanent ban from booking.

Access & Entry
—The front entrance door must never be left open or ajar. Always ensure it is fully closed on entry and exit.
—Sessions are personal to the booked resident and cannot be transferred or used by third parties.

Restricted Areas — Zero Tolerance
⚠ Serious Offence
—You are permitted access to the lobby only for the purpose of accessing the studio. All other areas of the building — including other studios, offices, corridors, and private spaces — are strictly off limits. Any loitering in the lobby may also incur fines.
—Entering any unauthorised area of the building is considered a serious breach of these terms and of the building's overall hire conditions.
—Violations will result in an immediate fine of £750, termination of the current session with no refund, and a permanent ban from making future bookings at –1 Studios.
—You are responsible for ensuring your guests also remain within authorised areas at all times.

Guests
—Up to 3 guests may attend without prior notice. All guests must be registered via the guest sign-in form before or upon arrival.
—More than 3 guests requires advance notice to the studio team before the session.
—The studio cannot be used for ticketed events or commercial hire without prior written agreement.
—Curated gatherings such as listening parties are permitted but must be discussed and agreed in advance.
—All liability for any violations of the terms and conditions committed guests who have not provided ID, is carried by lead booker .

Damages & Equipment
Financial Liability
—All studio equipment, fixtures, acoustic treatment, and wiring must be treated with care. Do not alter, reconfigure, or remove any equipment without prior approval from the studio team.
—Any damage to the studio or its equipment — whether caused by you or your guests — will be charged at full market rate for repair or replacement. You will be invoiced accordingly.
—Significant or repeated damage may also result in suspension or permanent removal of booking privileges.
—Personal belongings brought into the studio are entirely your own responsibility. –1 Studios accepts no liability for loss, theft, or damage to personal property.

Building Standards
—Smoking (including vaping) is strictly prohibited anywhere within the building at all times. Violations will result in a fine of £400.
—Noise levels must remain appropriate to a shared building. Excessive noise that disturbs neighbouring tenants may result in your session being ended early.

Health & Safety
—You agree to follow all fire safety procedures in place within the building.
—Fire exits must be kept clear at all times.
—All equipment must be used safely and appropriately.

Late Checkout
⚠ Financial Penalty
—All sessions must end and the space vacated by the agreed end time. A grace period of 20 minutes is permitted.
—Any checkout beyond the 20-minute grace period will incur a flat fee of £100, plus the full hourly rate for each additional hour (or part thereof) overrun.
—Late checkout charges will be invoiced and must be settled before your next booking is confirmed.

Termination of Session
—–1 Studios reserves the right to terminate any session immediately if these terms are breached.
—No refund will be issued where a session is ended due to a breach of these terms.
—–1 Studios reserves the right to refuse or cancel bookings at its discretion, in which case a full refund will be issued.
